What moves the price

Four things that change a roof price.

  • Size and pitch

Bigger and steeper roofs take more material and more labor. RoofScope measures both.

  • Layers and decking

Extra old layers, or rotted boards found at tear-off, are confirmed in person and priced per sheet before work starts.

  • Vents, flashing and code items

Ventilation, chimney and wall flashing, drip edge and ice barrier are checked on site.

  • The shingle you choose

GAF lines and colors differ in price. We walk you through them with real samples.

  • “Dominic was there every step of the way to help navigate the complicated insurance claim process, and went above and beyond to assist us in proving an entire replacement was necessary. Once the day came to make the replacement, the crew was fast and efficient. The replacement was completed in 2 days and once finished the only sign they had even been there was our brand new roof.”

FAQ

Instant estimate questions

Is the instant roof estimate free?

Yes. RoofScope is free to use, and there’s no obligation to buy anything.

How does it measure my roof?

It finds your address on real Google satellite imagery and measures the roof from its own source evidence. The roof outline, square footage and price appear only when those measurement checks pass.

Is the instant price my final price?

It’s an estimate built from your roof’s measurements. Your final price comes after a free on-site inspection, as one itemized written price, because things like rotted decking, extra layers or ventilation fixes can only be confirmed in person.

What if no price shows for my home?

If RoofScope can’t confirm your roof’s measurements, it won’t guess. Call 937-80-ROOFS, (937) 807-6637, and we’ll measure it in person, free.

I have storm or hail damage. Should I use this?

The instant price is for a roof you’re paying for yourself. If a storm damaged your roof, book a free storm inspection instead: we photograph the damage and give you an honest opinion, and your insurance company decides what’s covered.

Which areas do you serve?

Dayton, Cincinnati, the Miami Valley & Northern Kentucky. Owner-led by Ryan Sheehan, with 20 years in the roofing and exterior industry.
